COVID-19: Reopening Update
We are delighted to confirm that our inn has fully reopened:
* Overnight leisure stays for all guests.
* Our restaurant and bar will be open indoor and outdoor for dining and drinks.
You can book with confidence knowing that we offer free cancellations on all fully-flex rates up until 10:00am on the day prior to arrival should things change and no pre-payment is required on booking.
COVID-19: Do I need to pre-pay for my room on booking?
We require credit card details when you book our fully-flex rate but only to secure your booking. We do not ask for full payment up front. Payment for your stay and any extras you have taken whilst you are with us will be required when you check out and not before.
COVID-19: Can I cancel my booking if things change?
Yes - whilst we really hope that you won't need to cancel your booking, on our fully-flexible rate, as long as you cancel your booking before 10:00am on the day before you’re due to arrive, there will be no charge. If you do need to cancel simply give us a call on 01768 773135.
Bookings cancelled after 10:00am on the day before you’re due to arrive will be charged for the first night’s stay. No Shows will be charged for the first night’s stay.

COVID-19: Government Changes to VAT in Hospitality
We can confirm that the rate at which you booked your guestroom still stands and we would like to explain the reason for this.
The reduction in VAT is a great initiative which has been introduced to help hospitality businesses during these challenging times as per the guidance released from the Government. The full announcement can be seen here and below is a summary of the key messages:
“The government made an announcement on 8 July 2020 allowing VAT registered businesses to apply a temporary 5% reduced rate of VAT to certain supplies relating to:
- Hotel and holiday accommodation
- Admissions to certain attractions
These changes are being brought in as an urgent response to the coronavirus (COVID-19) pandemic to support businesses severely affected by forced closures and social distancing measures.”
The temporary reduced rate will apply to supplies that are made between 15 July 2020 and 31st March 2021.
Since this announcement, the government has further extended the temporary 5% reduced rate of VAT until 30 September 2021.
After sadly being closed for the majority of the last year and the increased costs we need to absorb in line with government guidance, our business has been severely affected by the pandemic. This initiative is a huge support to our business and the hospitality sector as a whole and it also enables us to bring more of our valued team members back off furlough.

No we take a credit card to guarantee reservations and our cancellation policy then applies.

Is there luggage storage?
Unfortunately, no, we do not have the storage space to hold luggage before check-in or after check-out.
Do you have travel cots/Z-beds available? Do you charge for it?
Yes, we have a limited supply and there is no charge.
Is there disabled access?
The doors in to the main building are double doors with 2 steps; The bar and dining room are on one level; There is a disabled public toilet with an alarm on the ground floor; Lighting throughout is ‘atmospheric’ – but many tables are close to the window with increased natural daylight.
Are pets allowed?
Charged at £15.00 per room, per stay some of our rooms include a cushion and water bowl for your four-legged friend too – so your dog can enjoy a relaxing break in The Lakes with you. Just let us know when you book your stay and we’ll do our best to accommodate – in fact, just let us know if there’s anything we can do at all as we’re passionate about doing everything we can to make your stay memorable.
Is car parking available?
We don't have car parking at the inn - but you'll find directions to closest car park here.
Enter Keswick via the A66 (from Penrith) or the A591 (from Kendal). Follow Penrith Road towards the town up a small hill towards a crossroads. Continue over a pedestrian crossing and take the second turning on the right. You will see Otley Road car park on your right. It’s just a 3 minute walk to The Royal Oak at Keswick from here.
Do you have a cycle storage room?
No, we do not have onsite storage for bicycles at the property.
What are the bar’s opening times?
The bar opens from 10.00am to 11.00pm Monday to Saturday, 10:00am until 10:30pm on Sunday.
What is your cancellation policy?
As long as you cancel your booking before 10am on the day before you’re due to arrive, there will be no charge. Bookings cancelled after 10:00am on the day before you’re due to arrive will be charged for the first night’s stay. No Shows will be charged for the first night’s stay.
What is the Advanced Purchase Cancellation Policy?
Your credit or debit card will have been charged at the time of booking, and this is a non-refundable, non-transferable amount. Should you need to cancel there will be no refund applicable.
